These Terms of Service describe the relationship between Brydens Home Services ("we", "our") and the homeowner or property representative submitting an assessment request or engaging us for residential property care services ("you", "the client"). By submitting an assessment request through this website, you agree to these terms.
01 — ServicesWhat we do
Brydens Home Services provides residential property care for distinguished Toronto homes, including pressure washing, exterior surface restoration, patio and outdoor furniture detailing, pre-event setup, post-event cleanup, and seasonal property readiness. Specific scope is confirmed in writing before each engagement begins.
02 — Requests vs engagementsAssessment requests are not bookings
Submitting an assessment request through this website is not a confirmed booking. It is an inquiry that will be reviewed personally and responded to with a proposed scope and timing. Work is only confirmed after both parties have agreed in writing on:
- The specific scope of the engagement
- The date and time window
- Any preparation required from your side
- The applicable fees
03 — AccessProperty access during the engagement
Confirmed engagements assume reasonable property access during the agreed window. If access cannot be provided due to factors within your control (gates not unlocked, household personnel not informed, pets not secured), the engagement may need to be rescheduled and a partial fee may apply for crew time and travel.
04 — Cancellation by youIf you need to cancel
If you need to cancel or reschedule, please notify us as far in advance as possible:
- More than 48 hours before the engagement: no fee
- Between 24 and 48 hours: 25% of the agreed fee
- Less than 24 hours: 50% of the agreed fee
- After we have arrived on site: full fee
These terms recognize that crew time and travel are scheduled around your appointment.
05 — Cancellation by usIf we need to reschedule
We may need to reschedule due to:
- Weather conditions that would compromise quality or safety
- Conditions discovered on the property that require a different scope than originally agreed
- Crew availability changes outside our control
We will notify you as soon as practicable and propose a new window. You may accept the proposed reschedule or cancel without fee.
06 — InsuranceCoverage and what it covers
Brydens Home Services carries $3 million in general liability coverage and is bonded. Our coverage applies to property damage or injury directly caused by our work. It does not cover:
- Pre-existing conditions or wear identified during the engagement
- Damage to surfaces or installations the property owner did not disclose as fragile or specialty
- Outcomes that depend on underlying conditions of the surface (staining that has penetrated below the surface and cannot be removed without specialty treatment)
Claims must be raised in writing within seven (7) days of completion.
07 — Owner dutiesProperty owner responsibilities
You are responsible for:
- Ensuring property access on the agreed date
- Disclosing any specialty surfaces, recent treatments, or sensitive areas before work begins
- Securing pets and household personnel during the engagement
- Confirming any neighbour coordination required for shared boundaries (fences, walls)
08 — PaymentHow invoicing works
Payment terms are confirmed in writing as part of each engagement. We accept e-transfer, cheque, and direct bank transfer. We do not store credit card details on this website. Invoices are issued at the engagement's completion unless agreed otherwise.
09 — Photos & contentPhotographs of your property
Any photos you upload during the assessment request are handled per our Photo & Media Consent page. We may take "before" and "after" photographs during a confirmed engagement for our internal records. Public use of any photographs of your property — on this website, in marketing material, or on social media — requires your separate written consent.
10 — Liability limitLimitation of liability
To the extent permitted by law, our liability for any loss or damage arising from our services is limited to the fee paid for that engagement. We are not liable for indirect, consequential, or special damages, lost income, lost property value, or outcomes that depend on the underlying condition of materials beyond our control.
Nothing in these terms limits liability for personal injury, fraud, or anything else that cannot be limited under applicable law.
11 — UpdatesModifications to these terms
We may update these Terms of Service from time to time. Material changes will be reflected on this page with an updated "Last Updated" date. By submitting a new assessment request after a change, you accept the updated terms.
12 — Governing lawWhere disputes are addressed
These terms are governed by the laws of the Province of Ontario, Canada. Any disputes arising from our services will be addressed first through direct communication, then, if necessary, through the courts of Ontario.
